Pine Hills Resort & Spa is a four star development consisting of 104 luxury Pamporovo apartments, bar/ restaurant and a spa centre. This fantastic complex is in a very tranquil, yet convenient location, delivered to the highest degree of built quality.

All Pamporovo properties are within a single ‘U’ shaped, split level block. There are three main types of properties – studios, one bedroom apartments and two bedroom apartments. All will be sold fully completed including fixed furniture (kitchen / bathroom), flooring, electrics, etc. Additional furniture is an optional extra.

All Pamporovo apartments are designed and finished to the highest specification. Listed below is a standard specification, all included in the purchase price of your apartment:

Pine Hills Development is designed to offer all facilities required for an enjoyable break, whether summer or winter.

–  Access is via two separate entrances with two stair cores and two lifts.

– By the main entrance there is a concierge and a spacious meeting area.

– The restaurant is designed to sit minimum of 80 people at any one time and will also  be operating a round the clock room service.

– In the spa centre there is a sauna, steam room, jacuzzi, gym, showers/lockers and a treatment area.

– There are also areas designated for ski / snowboard / boots storage.

– Externally there are a number of parking spaces, lit paths, benches and a BBQ area.

– The development will be operated by a management company which will provide a wide range of services such as 24/7 security, maintenance, laundry / cleaning services, minibus shuttle etc.

The Residence will be operated by a Management Company, whose aim is for you and your party to have the most relaxing and care free time when visiting and also make owning a property abroad as easy as never before.

Services include:

– Despite the extremely low crime rate, all properties will be protected by a 24 hour security

Payment plan

There are two types of payment plans:

Standard Payment
– 1,000 Euro deposit at reservation stage, deductible form the last payment
– 30% of the purchase price on exchange of contracts up to 28 days later
– 30% of the purchase price on completion of the roof construction
– 40% of the purchase price on completion

Discounted Payment offering 6% discount off the purchase price
– 1,000 Euro deposit at reservation stage deductible from the last payment
– 90% of the purchase price on exchange of contract up to 28 days later
– 10% of the purchase price on completion


All property owners are required to make an annual payment depending on the size of the apartment commonly known as a Maintenance Charge. The Maintenance Charge will cover for:
– Maintenance and upkeep of the communal areas
– Upkeep of the external areas
– Buildings insurance
– Security
– Reception and equipment storage
– Wireless Broadband Internet

Maintenance Charge will be calculated at €10/meter² of apartment floor space

-The Properties will be sold Leasehold (with endless lease)

-Deed transfer will take place upon signing of Act 14, following which the seller and the buyer will enter into Reserved Building Rights contract.

-Guaranteed rental of 4.5% of the purchase price per annum for the first two years is payable annually in arrears. Investors are required to purchase the appropriate furniture pack for this option.
